Santa Fe Neighborhoods: The Complete Guide

Santa Fe is one of the most unique cities in America — and a big part of what makes it so special is that no two neighborhoods feel the same. Whether you're thinking about moving here, buying a home in Santa Fe, or just trying to understand this city a little better, you're in the right place.

I'm going to walk you through nine of Santa Fe's most sought-after neighborhoods — what they look, feel, and live like — so you can figure out which one might be the right fit for you.

Let's go.

Las Campanas

First up — Las Campanas.

If you're looking for luxury, Las Campanas is Santa Fe's crown jewel. This is a gated master-planned community on the northwest side of the city, home to two Jack Nicklaus Signature golf courses, a world-class clubhouse, tennis, fitness, and some of the most dramatic high-desert views you'll find anywhere.

The homes here range from custom-built estates to elegant single-family residences, most in the $1 million to $5 million-plus range. The lots are generous, the landscaping is impeccable, and the community is intentionally private and quiet.

Las Campanas attracts second-home buyers, retirees, and anyone who wants resort-style amenities without ever leaving their neighborhood. It's not the place if you want walkability — but if you want space, prestige, and peace, it's hard to beat.

Aldea

Next is Aldea de Santa Fe — and this one has a very different energy.

Aldea was designed around the concept of a traditional New Mexican village. It's a planned community, but one built with real intention — walkable, connected, and deeply community-oriented. The homes are clustered together with shared open space between them, and the architecture is authentically Pueblo and Territorial style.

You'll find a mix of owner-occupied homes and a strong year-round resident base. There are walking trails, community gardens, a village center, and a real sense of neighborliness that can be hard to find in newer developments.

Price-wise, Aldea tends to be more accessible than Las Campanas — homes generally range from the mid-$400s to the upper $700s — making it one of the better values in northwest Santa Fe.

If you want community, character, and a neighborhood that actually feels like one, Aldea deserves a serious look.

Monte Sereno

Monte Sereno sits on the southeast side of the city and offers something that a lot of buyers are specifically searching for: newer construction in a scenic, elevated setting.

The neighborhood is characterized by custom and semi-custom homes built mostly in the 2000s and 2010s, with an aesthetic that blends contemporary design with traditional Santa Fe style. Lots here tend to be larger, and many homes have sweeping views of the Jemez or Sandia Mountains.

It's a quiet, residential area — not a lot of foot traffic or commercial activity nearby — which is exactly what its residents tend to want. You're close enough to town to get there quickly, but far enough away to feel like you have real breathing room.

Prices in Monte Sereno typically run from the high $600s into the low millions, depending on size and views.

Tesuque

Now we head north of the city to Tesuque — and the vibe shifts completely.

Tesuque is a semi-rural village that feels like it exists outside of time. Cottonwood trees line the acequia — the historic irrigation ditch — and the landscape is green and lush in a way that surprises people who picture Santa Fe as pure high desert.

This is artist and rancher country. You'll find sculptors, painters, and writers who've been here for decades alongside old-time New Mexico families. Properties range from historic adobes on large lots to newer custom homes on multi-acre parcels. There's no grid here, no sidewalks — just winding dirt roads and a genuine sense of rural character.

Tesuque Village Market is the social hub — a gathering spot that doubles as a café and deli that locals love. The Shidoni sculpture gardens and foundry are right nearby.

Homes here can range widely — from the $700s for a modest adobe to well over $2 million for a significant estate property.

If authenticity, land, and a connection to old New Mexico matter to you, Tesuque might be exactly what you're looking for.

Hyde Park and Bishop's Lodge

Just north of the Plaza, you'll find a variety of established neighborhoods along Old Taos Highway, Bishop's Lodge Road and Hyde Park Road.

One thing these neighborhoods share in common are beautiful views of the Sangre De Cristo mountains and easy access to the Plaza/Downtown.

You'll find everything from condos and townhouses to estate-sized homes and a variety of gated communities. Along Hyde Park Road, some of our favorites are Estancia Primera with a mix of condos and single family homes, plus a community center with a seasonal pool and tennis courts, to the small gated communities of 800, 1000 and 1200 East, the Gonzales Road area, The Summit, Cerros Colorados and Hyde Park estates. Along Bishop's Lodge Road, you'll find well-priced homes and condos that are walking distance to downtown in Valle Del Sol, Loma Norte and Rosario Hill.

The Historic Eastside

If you've ever dreamed of owning a piece of genuine Santa Fe history, the Historic Eastside is where that dream lives.

This is the city's oldest and most storied residential district, anchored by Canyon Road — internationally famous for its concentration of art galleries — and stretching into a quiet, deeply residential area of centuries-old adobe homes and compounds.

Walking these streets feels different from anywhere else in the city. The walls are thick, the gardens are hidden, and every home has a story. Many of the properties here were built in the Spanish Colonial era and have been lovingly — and sometimes impeccably — restored.

The Historic Eastside attracts buyers who want proximity to culture, walkability to the Plaza and restaurants, and the irreplaceable character of genuinely historic architecture. It's also walking distance to the museums on Museum Hill.

It's the most expensive per-square-foot neighborhood in the city. But what you're paying for is provenance, location, and soul.

Entry-level homes here start in the mid-$700s, and top-tier properties can exceed $5 million or more.

Museum Hill

Adjacent to the Historic Eastside — and one of the most underrated residential areas in the city — is Museum Hill.

Named for the cluster of world-class museums at its heart — including the Museum of International Folk Art, the Museum of Indian Arts and Culture, and the Museum of Spanish Colonial Art — this neighborhood combines cultural prestige with residential elegance and some of the best views of the city.

Homes here are typically larger, well-maintained, and set on streets that feel gracious and uncrowded. The mix of historic adobes and mid-century designs gives the area a relaxed sophistication. It's quiet, walkable within the neighborhood itself, and radiates a sense of having arrived — without the frenetic energy of the Plaza.

Museum Hill is also home to the Santa Fe Botanical Garden and close to many great trail systems.

For buyers who want culture, scenery, and proximity to the best of downtown Santa Fe in a slightly more spacious setting, Museum Hill is a compelling alternative to the Historic Eastside.

Prices typically range from the mid-$800s to several million.

Eldorado

About 20 minutes southeast of the Plaza, you'll find Eldorado — and this is a neighborhood that punches well above its price point.

Eldorado is one of the largest master-planned communities in New Mexico, with over 2,000 homes on generous lots in the high desert mesa south of Santa Fe. What makes it remarkable is the amenity package: a community association that maintains miles of hiking and equestrian trails, a recreation center, pools, tennis courts, and sports fields — all accessible to residents at very reasonable HOA rates.

The lots are typically an acre or more, so there's space and privacy between homes, and the views of the Jemez, Sangre De Cristo, Ortize and Sandia Mountains are spectacular. Architecture is primarily Pueblo and Territorial style.

Eldorado draws a diverse mix of residents — retirees, young families, remote workers — who want more land, more value, and an active outdoor lifestyle without paying central Santa Fe prices.

Homes here typically range from the mid-$500s to the $1 millions making Eldorado one of the best values in the greater Santa Fe area.

Another bonus is that Eldorado has two shopping areas, The Agora and La Tienda featuring a full-service grocery store, restaurants, coffee and sandwich shops, a gym, a brew pub, hardware store and even an ice cream shop!

Rancho Viejo

Last up is Rancho Viejo — and this one is for a specific kind of buyer.

Located on the south side of Santa Fe near the I-25 corridor, Rancho Viejo is one of the city's newer master-planned communities. It was developed in the 2000s and features more conventional suburban-style subdivisions by Santa Fe standards.

Rancho Viejo offers a variety of home types from townhouses and smaller homes to larger properties.

Like Eldorado, there are lovely dedicated open spaces, parks and playgrounds and stunning views of the mountain ranges.

The HOA maintains the streetscapes so Rancho Viejo has a more manicured feel to it.

The Santa Fe Community College with great adult education classes is also adjacent and Rancho Viejo is also close to all the “Big Box” retailers in Santa Fe – it’s easy to do a Target, Sam’s Club and Total Wine run easily!

Prices here tend to be among the most accessible in the city — homes often range from the low $400s and go up to $1 million which is genuinely competitive for Santa Fe.
