How Much Is Your Home Worth?

There's a reason people drive from all over the Twin Cities just to spend an afternoon in Stillwater. Mainly because it has a downtown that actually feels like a downtown: historic brick storefronts, independent restaurants and shops, a working lift bridge, and the St. Croix River running right alongside all of it. It is beautiful in every season, and it has the kind of lived-in character that takes generations to develop and can't be replicated by any new developments.
I've been selling real estate in Stillwater and the surrounding St. Croix Valley for over thirteen years. It is one of my favorite communities to work in — not because it's easy to sell, but because it's so special, and buyers who find the right home here tend to stay for a long time.
The Vibe
Stillwater is Minnesota's oldest city, incorporated in 1854, and its history is woven into everything from the architecture to the culture. The downtown corridor along Main Street and Second Street is anchored by Victorian-era buildings, independent boutiques, wine bars, bookshops, and some of the best restaurant options in the entire east metro. It draws visitors year-round, especially during the fall foliage season, while still functioning as a genuine community for the people who live here.
What makes Stillwater work as a place to live, not just visit, is that the residential neighborhoods surrounding downtown have their own distinct character. Tree-lined streets, older craftsman and Victorian homes on the bluffs, newer development on the outer edges of the city, and everything in between. There is a lot of variety here, both in housing style and price point.
The St. Croix River defines the eastern edge of the city and shapes daily life in ways that are hard to fully describe until you've experienced them. Morning walks along the riverfront, afternoons on the water, and evenings watching the light change over the bluffs — it becomes part of your routine in a way that most people find they can't live without.
Commute times to St. Paul run roughly twenty to thirty minutes depending on your neighborhood and destination. Minneapolis is accessible but takes more time. Stillwater is best suited for buyers who are drawn to the community itself, not just its metro proximity.
The Parks & Outdoors
Stillwater's outdoor offerings are anchored by the river and the bluffs that surround it.
Lowell Park runs along the riverfront through downtown and is the social center of the community in warmer months. Farmers markets, community events, boat launches, and daily waterfront walks all happen here. It connects seamlessly to the new lift bridge plaza, which has become one of the most photographed spots in the entire St. Croix Valley.
Brown's Creek State Trail is a paved multi-use trail running from Stillwater to the Gateway State Trail, connecting the community to a broader regional trail network. It follows Brown's Creek through a restored natural corridor and is genuinely one of the more beautiful urban trail experiences in the metro area.
Boom Site and the Arcola Trail offer bluff hiking with some of the most dramatic views of the St. Croix River Valley available on foot. These are not widely advertised, which makes them even better.
St. Croix River Access — Stillwater has multiple public river access points, and private boat ownership is common among long-term residents. Kayaking, paddleboarding, pontoon trips, and fishing are all regular parts of life here from May through October.
For families, Stillwater has a strong network of neighborhood parks woven throughout its residential areas, most within easy walking or biking distance from established neighborhoods.
The Restaurants & Local Favorites
This is where Stillwater genuinely over-delivers for a city its size.
Feller Restaurant has established itself as one of the most respected dining destinations in the East Metro, with a menu rooted in local ingredients and a commitment to craft that draws diners from across the Twin Cities. Worth a reservation well in advance.
The Loft at 801 offers an upscale, intimate dining experience in one of downtown's most beautifully restored historic spaces. Perfect for a special occasion or an evening you want to remember.
Matchstick is a local favorite for a more casual evening — good food, good drinks, and the kind of comfortable neighborhood atmosphere that makes it easy to become a regular.
Nacho Mama's has been a downtown staple for years, known for creative Mexican-inspired dishes, strong margaritas, and a lively atmosphere. On a warm summer evening with the patio open, it's hard to beat.
The Dock Cafe sits right on the river and offers a casual, sun-drenched experience that is uniquely Stillwater. It's the kind of place where you order a burger and a cold drink and stay much longer than you planned.
For coffee, Zara's Deli & Coffee and several independent shops along Main Street offer solid daily options without driving to a chain. Weekend brunch spots fill up quickly — locals know to arrive early or expect a wait.
The Neighborhoods
Stillwater's residential market is more layered than most buyers expect at first glance.
Downtown and the Bluffs represent some of the most architecturally significant and historically interesting residential properties in all of Washington County. Victorian and craftsman homes, many with river or bluff views, on streets that have been established for over a century. These properties require a buyer who appreciates character and is comfortable with the realities of older home ownership — but for the right person, there is nothing else like them.
Churchill Street and the Mid-Century Areas offer a mix of well-maintained postwar homes in established neighborhoods with mature trees and strong community character. These tend to offer solid value and remain popular with buyers looking for something with history and personality.
Liberty on the Lake is one of Stillwater's most successful planned communities — a traditional neighborhood development with a mix of architectural styles, a neighborhood pool and clubhouse, walking trails, and a design philosophy built around walkability and community interaction. It has maintained strong appeal and value since its development and remains one of the more distinctive neighborhoods in the East Metro.
Boutwell Road Corridor and Northern Stillwater have seen new development in recent years, offering more contemporary construction with larger lots and easier access for buyers who want Stillwater's character without the constraints of an older home.
Stillwater Township, just outside city limits, offers larger acreage properties and a rural residential feel while still enjoying proximity to everything downtown has to offer.
What Makes People Stay
Stillwater buyers are often people who have been thinking about this community for years before they finally make the move. They've visited on weekend trips, driven through the neighborhoods, and slowly built a picture of what life here could look like.
When they finally get here, the thing I hear most often is that it exceeded what they imagined. The community is tighter than it looks from the outside. The river is more present in daily life than they expected. The downtown becomes part of their routine in a way that feels genuinely restorative.
It is a community that rewards people who chose it with intention — and I've never had a client who regretted making the move.
Thinking About Making a Move to Stillwater?
I've worked with buyers and sellers throughout the St. Croix Valley for over thirteen years. Whether you're drawn to a historic bluff home, a river view property, or a newer neighborhood on the edge of the city, I'd love to help you find the right fit.
