Here's the headline: single-family prices are heating up in a big way this month, while townhomes are holding steady with a little more breathing room for buyers.

Mueller Single-Family Home Market - May 2026

Median Sale Price: $975,000 (up 21% year-over-year)

Median Square Footage: approximately 1,900 sq ft

Median Age of Homes Sold: 8 years

Close-to-Original-List Price: just over 100%

Price Per Square Foot: approximately $475

Months of Inventory: low, and continuing to fall

That 21% jump in median price is a big number, and part of the story is the mix of homes that sold. This May's single-family sales skewed smaller, with a median size of only about 1,900 square feet, so we're not comparing apples to apples with last year's batch of listings. What really catches my eye is that close-to-list ratio sitting just over 100%. That tells me sellers are pricing thoughtfully, and buyers are competing hard enough to meet - and sometimes beat - asking price.

With a median age of just 8 years, these are relatively newer homes, and at roughly $475 a square foot, pricing is holding firm. Combine that with inventory that's low and still falling, and you've got a recipe for a strong seller's market. If you own a single-family home in Mueller and have been on the fence about listing, this is the kind of month that makes the case for you.

Price Per Square Foot: $381 (down slightly)

Close-to-Original-List Price: 98.6%

Townhomes tell a slightly different story this month. The median price dipped a bit year-over-year, but closed sales are up - a classic sign that motivated sellers adjusted their pricing to meet the market, and it's working. With 4 months of inventory, this segment has a bit more breathing room than single-family homes, which is good news if you're a buyer who wants options.

One number worth calling out: the median townhome size is pushing almost 2,300 square feet. A good chunk of that comes from newer in-town, three-story builds, which give you more square footage but come with a different lifestyle - more stairs, more verticality - that isn't for everyone. Still, if you're chasing more space for your dollar, comparing a townhome to a single-family home is absolutely worth a conversation. At $381 a square foot, townhomes remain a compelling value, and a 98.6% close-to-list ratio shows sellers are still getting very close to their asking price.

Put these two segments side by side and you get a clear read on Mueller right now: single-family inventory is tight and buyers are paying up to compete, while townhomes offer a more balanced option with a little more room to negotiate. Single-family sellers, this is your moment - low inventory and a close-to-list ratio over 100% mean well-prepared listings are getting rewarded. Townhome sellers, don't be discouraged by the modest price dip; closed sales are up, which means buyers are out there for homes that are priced to move.
